The Client; Duchy Business Park, submitted a detailed planning application for a mixed-use residential and retail development at their 10 hectare site in Tuckingmill.
The site was formerly used for mining, manufacture and storage of explosives and other military uses. In recent years the site was used for car servicing and go-carting.
As a result of the extensive mining at the site 20 mine shafts are present along with several worked loads, adits and infilled quarries from ore extraction. The surrounding land contains five landfill sites, a river and groundwater abstractions situated within a floodplain. The site also contains archaeological remains at a shallow depth beneath the ground surface. Multiple ground constraints were present at the site.
YES was appointed as the lead Environmental Consultant responsible for addressing the ground constraints and delivering reports, including an Environmental Statement, to support the detailed planning application. YES carried out a geo-environmental ground investigation using geophysical techniques, trial pitting and cable percussive drilling.
YES worked closely with the design team and stakeholders to deliver a contamination remediation strategy and foundation solution for the proposed development. Further mining investigation was recommended prior to the construction works, which have no commenced and are currently underway.
